Fire Safety Services for Property Management
Coordinated fire protection for managing agents, freeholders, resident management companies and property managers responsible for communal areas, mixed-use buildings and property portfolios.
From fire risk assessments and fire doors to alarms, emergency lighting and staff training, we help turn building responsibilities into a clear, manageable programme.

Practical sector support
Clear fire safety oversight across managed property
Control risk across buildings, contractors and occupiers
Keep responsibilities visible across every property
Property managers often sit at the centre of a complicated chain involving owners, resident management companies, landlords, tenants, residents, commercial occupiers and contractors. Fire safety actions can easily stall when responsibility is unclear or records are spread across different suppliers and buildings.
Fire Guard Services helps you move from assessment to action. We support individual buildings and portfolios with clear findings, planned inspection and servicing, practical remedial work and records that help property teams report to clients, coordinate contractors and communicate with occupiers.

Practical compliance support
Understand who controls what—and keep the evidence
Under the Regulatory Reform (Fire Safety) Order 2005, a managing agent, freeholder, resident management company or employer may be a responsible person where the legal tests are met. Duties depend on control of the premises and cannot simply be transferred to a contractor. Where more than one responsible person is involved, they must cooperate, coordinate and share relevant information.
For multi-occupied residential buildings, the fire risk assessment must consider the common parts and relevant building elements, including the structure, external walls and doors between flats and common parts. The Fire Safety (England) Regulations 2022 introduce further duties for some blocks, with requirements that vary according to height. We provide practical service information, but the responsible person must establish which legal duties apply to each building.

FAQs
Property management fire safety FAQs
Answers for property managers, managing agents, freeholders and resident management companies responsible for fire safety across occupied buildings.
Who is responsible for fire safety in a managed block of flats?
The responsible person is determined by the Fire Safety Order and the circumstances of the building. It may be a freeholder, managing agent, resident management company or another organisation with control, and there can be more than one responsible person. Duties cannot simply be delegated to a contractor. If responsibility is unclear, obtain appropriate legal advice.
Does every managed block of flats need a fire risk assessment?
The responsible person must ensure a suitable and sufficient fire risk assessment covers the parts and elements within the scope of the Fire Safety Order. For a block of flats this includes the common parts and, following the Fire Safety Act 2021, relevant building structure, external walls and doors between domestic premises and common parts. The assessment must be specific to the building.
How often should fire doors be checked in blocks of flats?
In residential buildings over 11 metres in height, the Fire Safety (England) Regulations require responsible persons to use best endeavours to check flat entrance doors at least every 12 months and to check fire doors in communal areas at least every three months. Fire doors in other buildings must still be kept effective, with checks and maintenance informed by the fire risk assessment and applicable guidance.
Can Fire Guard Services support a portfolio of managed properties?
Yes. We can discuss a coordinated programme covering multiple buildings, with services and scheduling shaped around the risk, construction, use and access needs of each property. Records can support portfolio oversight while keeping each building’s requirements distinct.
Can inspections and remedial work be planned around residents and tenants?
Yes. We can coordinate access and scheduling around residents, tenants, commercial occupiers and site teams. Where work affects an active fire precaution, the responsible person must agree suitable temporary arrangements and ensure building users are not left without appropriate protection.
